Selling Your Home Faster for More Money
As a Realtor, there is a general rule that guides us during the sale of a property for a client, “Getting the most money, in the shortest amount of time, with the least amount of hassle”. This sounds simple and many times, depending on current market conditions, is very achievable. The goal with every real estate transaction, is to make it appear, in the clients eyes, like there was nothing to it. However, selling or buying a home can be a very emotional time for both the buyer and seller and getting the home sold as quickly as possible limits the stress for both parties.
One of the most stressful times for sellers is when the home is actively on the market. The stress of keeping the house ready at all times for showings wears thin after a few weeks, add to that the inconvenience of leaving the house during showings and you have a recipe for an irritated seller. Selling your home faster is the solution to this problem.
Selling your home faster can be achieved by pricing the home below the market but that won’t get your client the most money. Experience has shown that getting the house in great condition and sparkling clean tends to attract higher offers. In addition, having the features that buyers want will not only enhance the offer price, but in most cases will sell your home faster.
This article does a nice job of illustrating the features and associated costs for some more popular home upgrades. As with any home project, it is best to get several bids and to go with a contractor that is licensed and insured. In most states a Contractor’s Board run by the state is available to check the credentials and history of a contractor. In addition, most states limit the amount of money a contractor can take upfront. As my mother used to say, “you get what you pay for” translation, you may not save money by taking the least expensive bid.
